One of the fastest ways to determine the pattern in an organization is to find out how much money is available for maintenance with regards to the size and use of the asset. The concept behind the formulas is that the maintenance investment needed by an asset is related to its size, replacement value and usage. Without this investment, the asset will certainly deteriorate. The formula includes all direct maintenance labor, materials and overhead. It does not include janitorial services. This quick estimate might be incorrect by around 30%, but still will provide useful information. There are number of elements that determine the estimation of the maintenance budget such as: size of asset, quality of design, location, taxes, etc.
